You never get a second chance to make a first impression and that first impression should be digital. With Zillow reporting that half of all buyers will be Millennials (adults born after 1980) in today’s digital age, Millennials will be checking out your home online before even driving by.
Maximize your digital presence by taking as many photos as the listing website will allow. Consider using professional photos – your realtor might offer this service to you.
Make sure your photos are light and bright. A poorly lit home is an automatic disadvantage to the first impression. Poor lighting can make a home feel small, uninviting, and dirty, even when it isn’t. Make a bright, energizing impression by opening all the curtains and blinds and turning on all the lights.
And with your home’s exterior being the first photo potential buyers will see, take an afternoon to spruce it up before snapping photos.
Update The Kitchen And Bathrooms
These two areas can make or break a sale, so consider updating yours before putting your home on the market. Easy updates can be as simple as adding a fresh coat of neutral-colored paint and new hardware to dated cabinets.
Declutter, Depersonalize, Un-decorate
You want buyers to imagine themselves living in your home – not seeing your memories or decor. Look at each space of your home through the eyes of a buyer. Use your camera if it helps you make note of any areas that need help. Keep countertops and flat surfaces clear, as cluttered surfaces send the message that your home does not have enough storage space. Consider using professional downsizers, organizers, decorators, or home stagers to help show your home in its best light for potential buyers.
Keep your home in show-ready condition at all times. Hold open houses for potential buyers. When you receive an offer, make a counter offer and negotiate. And keep your emotions in check!
